What is DSCR?
DSCR stands for debt service coverage ratio. It is the property’s annual net operating income divided by its annual debt payments. A DSCR of 1.20 means the property earns $1.20 for every $1.00 of loan payments.
What is a good DSCR?
Below 1.0 means the rent does not cover the debt. About 1.0 to 1.2 is tight. Many investor loan programs often look for 1.20 to 1.25 or higher, but every program sets its own terms and approval is never guaranteed.
What is the difference between cash-on-cash return and ROI?
Cash-on-cash return looks only at the yearly pre-tax cash flow divided by the cash you put in. ROI is broader and can include principal paydown, appreciation and profit at sale, so it tells a fuller story of total return.
How do lenders typically size fix and flip loans?
In general, lenders size fix and flip loans off the purchase price, the rehab budget and the after repair value (ARV). Leverage varies by program and by the investor’s experience. Points are usually charged up front on the loan amount.
What is a cap rate?
Cap rate is net operating income divided by the purchase price. It shows the property’s return as if you bought it all cash, which makes it easy to compare properties side by side.
